AutoZone, Inc. Architectural Design and Permit Manager in Memphis, Tennessee

SUMMARY:

AutoZone's Pre-Construction Specialist assists the Project Manager to deliver store openings, with special emphasis on Hub Stores, preliminary site layouts, and remodel base plans, as defined by the Strategic Plan and assigned by the Validation manager. Maintain the schedule of assigned projects to priorities established by the Validation Manager. Utilize official AutoZone procedures, standards, practices, systems and tools throughout the process. Build and sustain effective relationships with Real Estate, Legal, Construction, Support, Set-Up and maintenance. Is a role model of integrity and professionalism whenever representing AutoZone.

RESPONSIBILITIES:

Primary Responsibilities after Real Estate Site Approval

· Assist the Regional Pre-Construction Manager in reviewing all the Due Diligence (Surveys, Geotechnical Reports, Environmental Reports, etc.) for potential issues with regards to site and building constructability or environmental issues that may affect the development process or contract time frames.

· Assist the Regional Pre-Construction Manager in working with the Due Diligence Manager, Geotechnical Engineer, or Environmental Engineer to ensure the recommended best plan of action is incorporated in the construction drawings.

· Assist the Regional Pre-Construction Manager in managing the various Real Estate Developers consultants to ensure their construction drawing meet AutoZone standards and monitor their permitting responsibilities as defined by the AutoZone contract

· Oversee the preparation of the Site Plans and coordinate with the Merchandising team on fixture layouts to ensure the plans meet the intent of the “approved” site and or fixture plans prior to the Pre-Con Review Meeting.

· Work to obtain all municipal and governing agency approvals (when necessary attend Planning Commission meetings, Design Review Committee meetings, neighborhood association meetings, etc.) to obtain necessary permits and ensure code compliance.

· Obtain and review engineering/expeditor proposals with the Regional Pre-Construction Manager from the various consultants to aid in the design and permitting of all new stores. Write purchase orders for those services as needed, once approved by the Regional Pre-Construction Manager.

· Manage the production of all architectural required drawings, as well as the various consulting engineers (Structural, Civil, Electrical, Mechanical, etc.) drawings to ensure AutoZone standards are maintained prior to the submittal to the various municipal approving agencies.

· Ensure that our steel joist manufacturer shop drawings are delivered to the structural engineer of record for review and approval. Ensure the shop drawings are submitted and approved by the various approving municipalities.

· Assist the Regional Pre-Construction Manager to ensure the consultants maintain their forecasted delivery dates.

· Oversee the coordination with the various dry utility companies to ensure our electrical, telephone and natural gas services reflect the utility companies design intent. Assist Construction with any field revisions requested by the utility companies.

· Oversee the Design Exchange process to ensure permitted and engineered construction drawings and bid documents are provided to the Construction department prior to the start of Construction.

· Assist the Regional Pre-Construction Manager in reviewing Preconstruction the final budget numbers, if needed, prior to the construction contract being signed.

· Coordinate with the General Contractor to ensure any supplemental documents needed with the permitting agency are executed and returned to the agency, (Special Inspection forms, Insurance requirements, Licensing, bonds, etc.) so that the contractor can successfully pull each permit that is required for construction.

Primary Responsibilities after Construction starts:

· Assist the Regional Pre-Construction Manager, Construction Department, and the General Contractor, in reviewing and providing solutions to the Construction department regarding field issues that arise during the construction process. (Inspector change requests, fixture layout changes, utility changes, etc.)

· If necessary, reengage city officials and or consultants to obtain any required municipal re-approvals in a manner to minimize the impact on the store opening critical path.

· Ensure any drawings which have been modified, as a result of issues encountered while under construction are issued to the Construction team as a revision.

Additional General Department Responsibilities:

· Assist the Regional Pre-Construction Manager in controlling costs of the annual Pre-Construction budget throughout the fiscal year.

· Coordinate with the National Sign Manager to ensure all exterior sign locations and exterior sign sizes are properly reflected in the construction drawings.

· Request any check requisitions for all fee payments, bonds or letters of credits as needed for each project, after approval from the Regional Pre-Construction Manager.

· Assist the Regional Pre-Construction Manager in maintaining and updating the Development Department tracking system dates for all projects.(RE exchange, Permit applied, Permit ready, Design review, Design exchange, Commit to Close).

· Mentor Senior Drafters

REQUIREMENTS:

· A Bachelor's degree (BA, BS) or equivalent in Architecture, Construction, Engineering, Commercial Development

· Five to seven years of relevant experience.

· Project Management, Real Estate Development, Architectural Design Experience

· CAD, Excel, Word, AutoCad

· Strong communication (written and verbal) skills, project management experience
